Getting the Most From Your Commercial Property Manager Certification

A Commercial Property Manager Certification (CPM) is a necessary requirement for all real estate managers and real estate brokers. As a real estate manager, a landlord or any other type of property manager, the CPM will be responsible for the management and operation of many properties for a client. This person must be a certified property manager. The CPM certification is an official certification issued by the International Franchise Association, also known as the IFTA.

The purpose of the CPM is to assist an individual, such as a landlord or a business owner, in the management and supervision of their business. It is also a professional qualification that is required to be a property manager in most states. The requirements for CPM certification vary from state to state; however, most states require a candidate to take an examination that is designed to determine the candidate’s skills, knowledge and experience in managing properties.

A commercial property manager, or property manager for that matter, must have a complete understanding of the responsibilities associated with property management. The responsibilities include but are not limited to, scheduling appointments, booking appointments, making payments, maintaining rental agreements, keeping leases and records, maintaining equipment, and conducting financial and business transactions with clients and tenants. The duties also include providing oversight to the property manager and their staff. A property manager has the responsibility of maintaining and supervising the maintenance of the building and grounds, cleaning up after and repairing damages to the property, and even performing emergency repairs. A property manager is expected to be able to make informed decisions and use common sense while making these decisions.

When a property manager becomes a certified property manager it is considering a career change. However, most employers do not hire a property manager without a CPM certification. While a few employers prefer to hire property managers that have a CPM, others will hire those that have the certification because they feel that the property manager has the necessary skills to run a successful business.

As a property manager, the manager must be familiar with the needs and expectations of both the client and the owner or manager of the business. A qualified real estate property manager must be able to manage a busy schedule and work on a limited budget. This person must be able to handle many clients at one time. If a property manager has not been managing a property before they may have trouble managing a building and property management simultaneously.

The International Franchise Association, Inc. (IFTA) offers both a written and an online course for a Property Management Certification. If a person takes the right courses and refreshes and certifies each year, then this certification can become a lifetime credential.
